Grayslake sits in Lake County, about 40 miles north of downtown Chicago and 15 miles south of the Wisconsin border. The area was settled in the early 1840s, and the community takes its name from William Gray, who bought land here — including part of the lake at the town’s center — around 1842. A Wisconsin Central Railroad station opened in 1886 and put the Gray’s Lake stop on the map; the village incorporated in 1895. What started as 416 residents in 1900 has grown into a community of 21,248 as of the 2020 Census, home to the College of Lake County’s main campus and the Lake County Fairgrounds, site of the annual Lake County Fair.

Most Chicago suburbs grew by paving over farmland. Grayslake is home to one that did the opposite. In 1987, conservationists Gaylord and Dorothy Donnelley bought land here specifically to keep it from becoming “thousands of conventional housing units.” Development on that land — Prairie Crossing — began in 1992 under George and Vicky Ranney, and the first home closed in December 1994. Today it’s 675 acres, with 100 acres permanently protected as a working organic farm under conservation easement, restored native prairie, and homes clustered to leave most of the land open. The Urban Land Institute credits it with helping “change the paradigm of suburban development,” proving that building in harmony with the land could work for both the land and the developer’s bottom line. It was the first community-scale Building America project in the country in 1996, and part of it earned LEED certification in 2010.
It’s a fitting complement to the rest of Grayslake’s story — a railroad town named for a settler and his lake, now also home to one of the most studied conservation developments in the United States.
